    Update

Plans are finalized. We are going into the planning for finishes and the total costs, appraisal and finalizing the financial process. Yesterday, Septemer 24, Mike, Joe DiLoreto, the General Contractor, and I toured the System Built assembly plant in Walsenburg, CO, and were very impressed with the quality of construction. Each step, from using jigs to make sure the floor and wall structures are perfectly square to using 2 x 6’s in the construction of the exterior walls, assures their buildings are structurally sound and sturdy. The climate is environmentally controlled, and each stage of construction is efficiently coordinated. While one crew is assembling the flooring units, another crew is assembling the wall sections, another crew is assembling the roof components, and there are other crews installing heat ducting, electrical wiring, plumbing, insulation, cabinets, flooring, fixtures, etc. When the units exit the building, they are virtually complete, wrapped in protective coverings, and are ready to be shipped. The average time it takes to construct a typical house and have it ready for shipping is 4 to 6 weeks. The estimated time for our project to be completed for shipping is 6 to 10 weeks.

After the tour, we met with Lorn Tryk, our architect, and the CAD designer, Construction Foreman, General Manager, Cost Estimator, and Contract Administrator. We discussed the upgraded finishes, flooring, plumbing fixtures, cabinets, countertops, tile work, tubs, etc., we want in our condos and retail spaces. We also reviewed each step and timeline to complete this project, including appraisal, completing financial plans, constructing the foundation and infrastructure, landscaping, porches and finishes once the building segments have been delivered. Our estimated move in is June 2009! I, of course, ever optimistic, am hoping for sooner!
